The Blue Package
3.5% Commission

This package is designed for the homeowner who has the availability to be interactive throughout the listing process. Specifically created for individuals who have considered selling their property as 'For Sale by Owner' (FSBO), or who possess the time and resources necessary to be actively engaged throughout. At our most economical commission structure, OCR will effectively list and market your property, and facilitate each transaction through the closing. A $295 initial sign-on fee is required for this option.

This package includes the following services:

  • An initial consultation
  • Property evaluation
  • A Comparative Market Analysis of your property
  • Preparation of all necessary documents
  • Photography
  • Signage on the property, as allowed
  • Social media advertising (Facebook, Instagram, Twitter, etc.)
  • Advertising within the local Real Estate Board
  • Entry of your property in the MLS database (including Zillow, Realtor.com, and more)
  • Schedule showings
  • Negotiation services
  • Communication with other Real Estate agents and lending providers
  • Title company correspondence
  • Experienced, professional guidance throughout the entire home selling process
  • Attendance at the closing

Aqua Package

The Aqua Package
5.5% Commission

‘Aqua’ is our most comprehensive package, integrating property management initiatives with the sale of real estate. This all-inclusive option targets individuals who are looking to enhance and accessorize their property in preparation for presentation. The only lifting a seller will do with this concept, is the lifting of a pen.

This package includes the following services:

  • An initial consultation
  • Property evaluation
  • The shopping out of at least 3 quotes for any repairs or updates needed for your property
  • Meet contractors at the property as scheduled, for consultation and work completion
  • Professional photography including:
    • Hosted virtual tour
    • Still images to support the sale
    • 3D dollhouse view
    • 3D floor plan view
    • Client branding
    • Exterior images taken with DSLR to support the sale (generally 3-5)
  • The buying and picking up of any needed supplies approved by the Seller
  • A Comparative Market Analysis of our property
  • Preparation of all necessary documents
  • Coordinate property cleaning and moving
  • Coordinate exterior maintenance
  • A final prelisting site inspection
  • Videography and photography
  • Signage on the property, as allowed
  • Social media advertising (Facebook, Instagram, Twitter, etc.)
  • Advertising with the local Real Estate Board
